It is crucial to keep in mind during any property acquisition that the procedures and guidelines differ between purchasing an HDB and a private residential property. Making an error in this regard can result in significant difficulties and daily stress, which can be avoided by taking the necessary precautions.

Prior to making a deposit, it is imperative to have this as it will enable you to determine your budget, the amount of cash and CPF required for the initial down payment, and the long-term monthly installments. This is a crucial step that should not be overlooked.

HDB Loan VS Bank Loan VS No Loan

HDB Flat Eligibility (HFE)

To purchase a HDB flat using an HDB loan, prospective buyers must acquire a HFE prior to submitting an Option Fee, as mandated by current HDB regulations.

Bank Loan ( Letter of Offer)

Prospective buyers may request a Letter of Offer from the bank, along with the valuation outcome, after placing an Option to Purchase.

No Loan ( Full Cash /Full CPF or Mixed)

If a buyer intends to purchase an HDB flat using full cash, a valuation is not mandatory, although it remains an option. However, if the purchase involves partial CPF, a valuation is mandatory.
